This spectacular property consists of two distinct parts. The first, and which comprises about 25% of the total (i.e +/-16acres), is a perennial river, known as the River Balgue. This rare river spanning over 1km originates from the multiple underground natural volcanic (cold water) springs existing on the property which produce crystal clear, mineralized volcanic spring water hosting impressive medicinal properties. Also in this section is a pristine jungle forest with old growth trees, hanging vines and various species of exotic tropical jungle flora.
This zone is ideally suited as a high-end eco-lodge / wellness spa including jungle cabins with medicinal natural swimming pools. In addition to the special nature of the water is the potential to create clean renewable energy via a small hydro-electric plant.
The remaining 75% of the property (i.e. roughly 50-acres), includes gorgeous farm land with gently rolling hills offering spectacular panoramic views of both volcanoes as well as expansive views of Lake Cocibolca. This land is rich in fertility and perfect for growing countless crops (which, of course, could be grown year-round by the installation of an irrigation system connected to the property's water source).
This part of the property could be great as a high-end hotel or residential development including self-sustaining aspects such as its own orchards and vegetable gardens.
If lake-front access is necessary, there exists the option to purchase an additional +/-3000m2 of lake-front land positioned directly across the road from the 66-acres and bordering the Bay of Balgue.
